Finding the Right Property
Renting a property in Bahrain follows a straightforward process, similar to other countries. While you can search for a property independently, working with a property consultant can simplify the process by providing access to a wider range of listings and local expertise.
Furnished vs. Semi-Furnished Properties
- Villas – Typically rented as semi-furnished, including:

✅ Washer/dryer
✅ Dishwasher
✅ Oven and hob
✅ Air conditioning
✅ Sometimes curtains - Apartments – Generally fully furnished, but you can find unfurnished options or negotiate furniture removal for long-term leases.
Costs & Utilities
- Fully Furnished Rentals – Rent often includes:
✅ Municipality tax (10% of rent)
✅ Electricity & water
✅ Satellite TV & internet
✅ Weekly housekeeping (for most apartments) - Semi-Furnished Rentals – Rent excludes:

Tenancy Agreements & Key Terms
- Lease Duration – Most contracts are 1-year with an option to renew.
- Diplomatic Clause – If you need to leave Bahrain for work, this clause allows early termination with 1-month notice and supporting documents.
- Lease Start Date – Typically within 3-4 weeks of signing.
- Upfront Payment – Expect to pay 3 months’ rent in advance, followed by monthly or quarterly payments.
- Security Deposit – Some landlords require 1 month’s rent, refundable at lease end.
- Rent Due Date – Usually the first of each month unless stated otherwise.
- Property Use & Condition –
✅ Must be used as agreed in the lease
✅ Minor repairs are the tenant’s responsibility
✅ No major alterations without written landlord approval
Notice Periods
- General Termination – 1-month written notice is required.
- Renewals – You can stay in the property after the contract ends unless the landlord objects.
- Lease Termination – You must provide 3 months’ notice before the contract expires.
Agency Fees
✅ Landlords pay agent commissions – A reputable agent should never charge you directly.
Moving In: Essential Services
Utilities & Municipality Tax
- If you are responsible for utilities, register your account with the Ministry of Electricity and Water with:
✅ Signed lease agreement
✅ Bahrain CPR (ID card)
Internet, Satellite TV & Telephone
- Multiple service providers are available, with installation times ranging from 2-10 working days.
Maintenance & Repairs
- Upon move-in, you will receive contact details for maintenance services.
Rent & Lease Regulations
Rent Increases
- Rent cannot increase unless you have lived in the property for 2 years.
- Increase limits:
✅ Residential leases – Maximum 5% increase
✅ Other leases – Maximum 7% increase - Frequency: Rent can be increased only 5 times during the lease term.
- Notice Period: Landlords must provide 3 months’ written notice before increasing rent.
Renewals & Lease Termination
- If your lease expires, you can remain in the property unless the landlord objects.
- To terminate a lease, provide 3 months’ written notice before the contract ends.
